The lower four floors are defined by continuous full-height glazing that emphasises the commercial character of the podium. Large transparent panels create a light, open front- age that visually connects the interior activity to the street and invites public interaction. The glazing is framed by the red structural grid,

establishing continuity with the upper façade while presenting a more permeable and dynamic base.

Natural light can penetrate deeply into retail or office spaces, enhancing flexibility and visibility for tenants. This transparent lower zone contrasts with the more private residential levels above, clearly articulating the mixed-use program and strengthening the building’ s urban presence.
